“What should I fix before putting my house on the market?”
Before you spend a single dollar, there’s something important to understand:
Not everything needs to be perfect before you sell.
What Buyers Actually Care About
The things that matter most to buyers aren’t usually big, expensive renovations. What buyers respond to is whether a home feels comfortable, cared for, and well maintained.
Small maintenance items send a powerful message, such as:
- Loose door handles
- Leaky faucets
- Cracked or missing caulking
- Burnt-out lightbulbs
- Minor touch-ups that show routine care
These fixes are typically inexpensive, but they tell buyers the home hasn’t been neglected and that builds confidence.
Don’t Try to Predict Buyer Preferences
One of the biggest mistakes sellers make is trying to guess what buyers will want.
The truth? Buyer preferences are all over the place.
If everyone wanted the same thing, we’d all have the same flooring, kitchens, and finishes and that’s clearly not the case. Personal lifestyle matters too. For example, I have three dogs. Hardwood floors wouldn’t work well in my house but for someone else, they might be a must-have.
You simply can’t predict that.
That’s why my approach has always been to help sellers focus on what actually matters to buyers, not just what looks trendy or busy.
You Don’t Need HGTV-Level Renovations
HGTV has a way of convincing people that selling means:
- Replacing kitchens
- Knocking down walls
- Starting major renovations
In most cases, that’s not necessary especially in this market.
Over-renovating can be expensive and doesn’t always translate into a higher return. It’s far more important to be strategic, not reactive.
Clean, Well Maintained, and Strategic Wins
A clean home that shows consistent care will almost always outperform a house that’s half-renovated or over-improved for the market.
And no you don’t need to take down walls or start major projects to sell successfully.
